Form Overview
The Commercial Lease favoring the Lessor resolves key negotiation issues between Lessee and Lessor in favor of the Lessor. The premises are specified in the WHEREAS clauses by referencing a legal description for the property. Permitted use of the premises is also generally specified in the WHEREAS preambles. The Lease Term is specified by the parties, along with a Lessee right of renewal. Rent is specified as a monthly charge, along with a fixed late fee. Lessee is responsible for taxes and utilities. The Agreement does not require a security deposit. The Agreement does impose extensive insurance requirements on Lessee for fire, personal injury and failure to pay rent. Lessee also has repair obligations. All alterations to the Premise costing more than $500 must be approved by Lessor. Default conditions include breach of the Lease, with Lessor right to cancel.
