The Warehouse and Office Lease Agreement establishes a legal framework favoring Lessee for the rental of integrated warehouse and office space in a single facility. The Lessee is a federal government contractor and the Lease documents a number of leasing concessions by Lessor to accommodate the special termination requirements of Lessee. The "office space" and "warehouse space" portions of the Premises are defined separately by referencing Exhibits (not included). Separate rental obligations are defined for the office and Warehouse portions of the premises, with both obligations contingent upon occupancy.
